Buying commercial real estate is a specialty within the real estate profession. It is important to seek  a REALTOR® who specializes in commercial real estate. Your residential REALTOR® can help you find a commercial REALTOR® to serve your needs.

Here are 5 things you should consider before buying commercial real estate:

  1. Leverage- How much are you comfortable borrowing? How much cash do you have to invest?
  2. Risk Tolerance- Would you prefer steady cash flow and lower return or “ value add” opportunity with higher income potential?
  3. Due diligence (what do you need to know and what do you need to do before buying commercial)- Be prepared to spend approximately $10,000 while investigating the investment. And be aware that when financing a property, the following reports will be required:
    -          Phase 1 environmental
    -          Building condition assessment (BCA)
    -          Appraisal by an AACI (Accredited Appraiser Canadian Institute)
  4. There are 5 types of commercial real estate, know which type you want:
    -          Retail
    -          Office
    -          Industrial
    -          Multifamily
    -          Land
  5. Level of Involvement- Either passive investment with a hired manager, or active management which requires significant time to oversee the property maintenance, leasing, banking and accounting management.
